Upon Tenant's full performance of the obligations set forth in this Agreement, Landlord will release Tenant from further liability for the rental period and arrears as specifically described herein; provided, however, that this release does not apply to claims arising from Tenant's intentional acts or fraud. This Agreement contains the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior agreements, understandings, and negotiations, whether written or oral.

This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. If any provision of this Agreement is held invalid or unenforceable, the remainder of the Agreement shall remain in full force and effect.
