Default, Remedies, and Termination

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord shall have the remedies provided by law and as set forth herein, including termination of tenancy, recovery of unpaid rent, damages, and costs of re-letting. Tenant shall be liable for reasonable attorney's fees and costs incurred by Landlord to enforce this Agreement to the extent permitted by law.

Tenant may request early termination for cause. Unless otherwise agreed, Tenant remains liable for rent until the earlier of lease expiration or re-rental of the Premises. Landlord will mitigate damages by making reasonable efforts to re-rent.

Subletting and Assignment

Tenant shall not assign this Agreement or sublet the Premises, in whole or in part, without Landlord's prior written consent, which shall not be unreasonably withheld where Tenant demonstrates the proposed transferee's ability to perform.

Notices

Any notice required or permitted under this Agreement shall be in writing and delivered to the addresses provided in this Agreement or to any updated address provided in writing by either party.
