MAINTENANCE AND REPAIRS

Renter shall maintain the interior of the garage in a clean and safe condition and shall not permit any waste, nuisance, or damage. Renter shall promptly notify Owner of any condition requiring repair. Owner shall be responsible for structural repairs unless damage is caused by Renter's misuse or negligence, in which event Renter shall reimburse Owner for necessary repairs.

Renter shall not make alterations, attachments, or improvements to the garage without Owner's prior written consent. Any approved alterations shall be completed in a workmanlike manner and shall become the property of Owner unless otherwise agreed in writing.

INSURANCE AND LIABILITY

Renter is responsible for procuring and maintaining, at Renter's expense, insurance covering Renter's property stored in the garage and liability insurance with limits not less than $. Owner makes no representations or warranties regarding security or suitability of the garage for Renter's property and is not liable for loss or damage except to the extent caused by Owner's gross negligence or willful misconduct.

DEFAULT AND REMEDIES

Events of Default include failure to pay rent or any other amount when due, unauthorized use or storage of prohibited materials, abandonment, or material breach of any covenant. Upon default, Owner shall provide written notice of default and a reasonable cure period where required by law. If Renter fails to cure, Owner may terminate this Agreement, retake possession, remove and store Renter's property at Renter's expense, and pursue damages, including unpaid rent, costs of repair, and reasonable attorneys' fees.

INDEMNIFICATION

Renter shall indemnify, defend, and hold Owner harmless from and against any and all claims, liabilities, losses, damages, costs, and expenses (including reasonable attorney's fees) arising out of Renter's use of the garage, storage of property, or breach of this Agreement, except to the extent caused by Owner's gross negligence or willful misconduct.

NOTICES

All notices required or permitted under this Agreement shall be in writing and delivered to the addresses set forth below or to such other address as a party may designate by written notice to the other party.

GOVERNING LAW; ENTIRE AGREEMENT

This Agreement shall be governed by and construed in accordance with the laws of the state in which the garage is located. This Agreement contains the entire understanding of the parties with respect to the subject matter hereof and supersedes all prior and contemporaneous agreements and understandings, whether written or oral. Any amendment or modification must be in writing and signed by both parties.
