RESIDENTIAL GARAGE LEASE

This Residential Garage Lease (the Lease) is entered into between the parties identified below on the Effective Date. The parties agree to be bound by the terms and conditions set forth in this Lease.

Rent is due on the day of each month. Payments shall be made to Landlord at the Landlord Address for Notices or at another location designated in writing by Landlord. If rent is not received within days after the due date, Tenant shall pay a late fee of .

Permitted Use and Restrictions

The Premises shall be used only for storage of personal property and operable vehicles and related incidental activities expressly permitted herein. Tenant shall not use the Premises for residential occupancy, retail business operations, the storage or use of hazardous materials, or for any illegal activity.

Tenant shall not store flammable, explosive, or toxic substances except for ordinary household quantities of cleaning agents. Any repair work that creates substantial noise, fire risk or waste requires prior written consent of Landlord.

Tenant shall keep the Premises reasonably clean and free from debris, and shall promptly notify Landlord of any damage or conditions requiring repair. Tenant shall be responsible for repair of damage caused by Tenant, Tenant's agents, invitees or licensees. Landlord shall be responsible for major structural repairs unless damage is caused by Tenant's misuse or negligence.

Tenant may make non-structural alterations with prior written consent of Landlord. Any approved alteration becomes part of the Premises and remains unless otherwise agreed in writing.

Insurance and Indemnity

Tenant shall maintain liability insurance covering Tenant's use of the Premises with minimum limits of or as otherwise required by Landlord. Tenant shall indemnify and hold Landlord harmless from and against any claims, liabilities, losses, damages, or expenses arising from Tenant's use, storage, or activity on the Premises, except to the extent caused by Landlord's gross negligence or willful misconduct.

Access and Right of Entry

Landlord or Landlord's agents may enter the Premises during reasonable hours upon hours' prior notice to inspect, make repairs, or show the Premises, except in emergencies where no notice is required. Entry shall be conducted in a manner to minimize interference with Tenant's use.

Default; Remedies

If Tenant fails to pay rent or otherwise breaches this Lease, Landlord may give Tenant written notice to cure. Tenant shall have days to cure non-monetary breaches and days to cure rent defaults, except in emergencies. If Tenant fails to cure, Landlord may pursue all remedies available at law or equity, including termination of the Lease and recovery of damages, unpaid rent and reasonable attorneys' fees.

Abandonment and Disposal

If Tenant abandons the Premises or fails to retrieve personal property within days after termination, Landlord may treat property as abandoned and dispose of it in accordance with applicable law. Tenant shall be liable for costs of removal and storage.

Notices shall be effective upon receipt or, if mailed, three (3) days after deposit in the United States mail postage prepaid.

Governing Law; Entire Agreement; Severability

This Lease shall be governed by and construed in accordance with the laws of the State of .
