Keys, access codes, and remote controls remain the property of Host. Guest shall not change locks or security codes without prior written consent.

Maintenance, Use and Condition

Guest shall maintain the Property in a clean and sanitary condition and shall be responsible for any damage caused by Guest or Guest's invitees beyond ordinary wear and tear. Guest shall notify Host promptly of any damage, dangerous condition, or required repairs.

Guest shall not make alterations, install fixtures, or attach items to the Property without Host's prior written consent. All repairs required due to Guest's misuse shall be paid by Guest.

Liability, Insurance and Indemnity

Guest acknowledges that Guest occupies the Property for temporary purposes and that Guest is responsible for personal property and persons while on the Property. Host shall not be liable for loss, damage, or injury to Guest or Guest's invitees unless caused by Host's gross negligence or intentional misconduct.

Guest shall indemnify, defend and hold harmless Host from and against any claims, liabilities, damages, costs, or expenses (including reasonable attorneys' fees) arising out of Guest's use or occupancy of the Property, except to the extent caused by Host's gross negligence or willful misconduct.

Host recommends that Guest obtain appropriate personal property and liability insurance covering Guest's possessions and activities while on the Property.

Termination, Default and Remedies

Either party may terminate this Agreement upon written or electronic notice to the other if the other party materially breaches any obligation and fails to cure within 48 hours after receipt of notice where cure is reasonably possible. For non-curable breaches or conduct creating imminent risk to person or property, Host may terminate immediately and require Guest to vacate.

Upon termination, Guest shall promptly vacate the Property and return all keys and access devices. Host may remove Guest's belongings in accordance with applicable law and may retain funds from any deposit to cover unpaid charges, damage, or cleaning beyond normal wear.

Access by Host and Entry for Repairs

Host or Host's agents may enter the Property in case of emergency, to perform necessary repairs, or to inspect. Host will provide reasonable notice to Guest for non-emergency entry when practicable; no advance notice is required for emergencies.

Representation, Background and Consent

Guest represents that all information provided to Host is true and complete. Guest consents to reasonable background or reference checks if requested by Host; Guest agrees to provide identifying information upon request.

Governing Law; Entire Agreement

This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. This Agreement, including any written attachments, constitutes the entire agreement between the parties concerning the subject matter and supersedes all prior oral or written agreements. Any amendment must be in writing and signed by both parties.

Severability; Notices

If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall remain in full force and effect. Notices required or permitted under this Agreement shall be in writing and delivered to the contact information provided above or by any electronic means agreed by the parties.

Acknowledgments and Certifications

By signing below, Guest acknowledges receipt of any required disclosures, agrees to comply with the terms of this Agreement, accepts responsibility for Guest's conduct and for the conduct of Guest's invitees, and acknowledges that Guest acquires no tenancy or possessory interest in the Property other than the limited license granted herein.
