10. Default and Remedies

If Tenant does not cure the breach within the time required by applicable law or the notice, Landlord may pursue all remedies available at law or in equity, including termination of tenancy, recovery of unpaid rent, and damages. Tenant shall be liable for Landlord's costs and reasonable attorneys' fees incurred in enforcing this Agreement if permitted by law.

After termination of tenancy and return of possession, Landlord shall provide an itemized statement of deductions, if any, and return the remaining security deposit to Tenant at the address for notices within days, unless a different period is required by law.
