Rent and Payments

Rent is due in advance on or before the day of each month at Landlord's address unless otherwise agreed in writing. Payments shall be made by check, electronic transfer, or other method agreed in writing. All sums are payable in lawful currency of the United States.

If rent is not received within five (5) days after due date, Tenant shall pay the late fee stated above plus any reasonable costs of collection, including attorneys' fees, and interest to the extent permitted by law.

Security Deposit and Fees

Security deposit will be held as security for Tenant's performance. Landlord may use deposit for unpaid rent, damages beyond normal wear and tear, costs of re-keying or cleaning, and other breaches. Landlord will provide a written itemized statement of deductions and any remaining balance within the time required by law.

Maintenance and Repairs

Tenant shall keep the Premises clean and sanitary and promptly notify Landlord of any condition requiring repair. Tenant shall be liable for repair costs caused by Tenant's misuse or neglect. Landlord shall maintain major systems in good working order and make necessary repairs within a reasonable time after notice.

Insurance and Liability

Tenant is encouraged to maintain renter's insurance to cover personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant is liable for damage caused by Tenant, occupants, or guests.

Subletting and Assignment

Tenant shall not sublet the Premises or assign this Lease without Landlord's prior written consent, which shall not be unreasonably withheld.

All notices required under this Lease shall be in writing and delivered to the addresses set forth in this Lease by hand delivery, certified mail, or other method provided by law.

Governing Law; Entire Agreement

This Lease shall be governed by the laws of the state in which the Premises are located. This Lease, together with any addenda, constitutes the entire agreement between the parties and supersedes all prior negotiations and agreements. Any modification must be in writing and signed by both parties.

Move-Out and Security Deposit Return

Upon termination, Tenant shall surrender the Premises in good condition, reasonable wear and tear excepted. Landlord will inspect the Premises and return any refundable portion of the security deposit with an itemized statement of deductions within the time required by law.
