Landlord shall maintain the property in compliance with applicable habitability standards and shall make repairs for defects not caused by Tenant. Tenant shall promptly notify Landlord of needed repairs. Tenant shall be responsible for repair costs resulting from Tenant's negligence or intentional acts.

Tenant shall not make structural alterations, paint, or install fixtures without prior written consent of Landlord.

Default and Remedies

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord shall provide written notice of default and a reasonable opportunity to cure where required by law. If Tenant fails to cure, Landlord may pursue possession, recover unpaid rent, damages, and reasonable costs and attorney's fees as permitted by law. Tenant shall be responsible for all costs incurred by Landlord to enforce this Agreement, including court costs and attorney fees where allowed by law.

Move-In Condition and Inspection

Tenant acknowledges receipt of an inventory and condition checklist at move-in. Tenant shall return the property in substantially the same condition, reasonable wear and tear excepted. Any pre-existing damages must be documented on the move-in checklist.

Notices

Governing Law; Entire Agreement

This Agreement shall be governed by and construed in accordance with the laws of the State of . This Agreement constitutes the entire agreement between the parties and supersedes all prior written and oral agreements. Any amendment must be in writing and signed by both parties.

Miscellaneous Provisions

Waiver of any provision by one party shall not be deemed a waiver of subsequent breaches. Invalidity of any provision shall not affect the remainder of this Agreement. Time is of the essence with respect to Tenant's obligations to pay rent and other deadlines expressly stated herein.
