Manager grants the Resident a non-exclusive, revocable license to use the shared laundry room located on the Property subject to the terms below. This Agreement commences on and continues until terminated in accordance with Section Termination.

Insurance, Liability and Indemnity

Resident acknowledges that use of the laundry room is at Resident's own risk. Manager shall not be liable for loss or damage to personal property left in the laundry room except for losses caused by Manager's gross negligence or willful misconduct.

Resident shall indemnify, defend and hold Manager harmless from and against all claims, liabilities, damages, losses and expenses (including reasonable attorneys' fees) arising out of Resident's use of the laundry room, negligent acts, or breaches of this Agreement.

Default, Remedies and Termination

Material breach of this Agreement, or repeated violations of posted rules, constitutes default. Upon default Manager may suspend access privileges, assess reasonable damages or replacement costs, and pursue other remedies available under law or equity.

Either party may terminate this Agreement upon written notice. Termination does not relieve Resident of obligations incurred prior to termination, including unpaid fees or repair costs.

Governing Law; Entire Agreement

This Agreement is governed by the laws of the state where the Property is located. This Agreement, together with any attachments or posted rules incorporated by reference, constitutes the entire agreement between the parties regarding laundry room use and supersedes all prior agreements and understandings.
