If Tenant fails to perform any obligation under the Lease or this Addendum, Tenant shall have a cure period of days after written notice, except that nonpayment of rent may be remedied in accordance with the Lease. Landlord may pursue all remedies available at law or in equity, including termination, eviction, damages, and recovery of costs and attorney's fees reasonably incurred in enforcing the Lease or this Addendum.

Tenant Remedies. If Landlord fails to perform material obligations required by the Lease or applicable law within a reasonable time after notice, Tenant may pursue remedies provided in the Lease or by law, provided Tenant follows notice and cure procedures specified therein.

Early Termination and Holding Over
