RESIDENTIAL LEASE AGREEMENT EXTENSION

Default; Remedies; Termination

Acceptance of rent following a breach shall not constitute a waiver of the breach or of the non-defaulting party's rights.

Insurance; Indemnity

Tenant shall maintain renters' liability insurance as required by the Original Lease. Landlord and Tenant shall each indemnify and hold the other harmless from claims arising from their respective negligence or breach of this Extension or the Original Lease, subject to any limitation or waiver of liability set forth in the Original Lease.

Miscellaneous

Governing Law: This Extension shall be governed by the substantive laws of the state governing the Original Lease. Venue for disputes shall lie in the county in which the Property is located. This Extension, together with the Original Lease, constitutes the entire agreement between the parties concerning the extended term and supersedes any prior oral or written agreements relating to the subject matter herein. Any amendment must be in writing and signed by both parties. If any provision of this Extension is held invalid, the remaining provisions shall remain enforceable.
