Tenant acknowledges that posting a bond does not relieve Tenant of liability; Landlord's claim against a bond may be reduced by Tenant's execution of required notices and claim procedures of the bond issuer.

Default and Remedies

Tenant's failure to pay rent within the time specified, abandonment, violation of any material term, or other default shall entitle Landlord to all remedies available at law or equity including, but not limited to, termination of tenancy, recovery of unpaid rent, costs of repairing damage, and reasonable attorney's fees and court costs incurred by Landlord in enforcing rights under this Agreement. Interest on unpaid rent shall accrue at the maximum legal rate where permitted.

Entry by Landlord

Landlord may enter the Property in case of emergency, to make necessary repairs, or to show the Property to prospective tenants or buyers. Except in emergency situations, Landlord will provide Tenant with reasonable advance notice prior to entry as required by applicable law.

Governing Law; Entire Agreement

This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. This Agreement, including any addenda or disclosures signed by the parties, constitutes the entire agreement between the parties concerning the Property and supersedes all prior negotiations and agreements, whether written or oral. Any modification must be in writing and signed by both parties.

Miscellaneous Provisions

Severability: If any provision of this Agreement is held invalid, the remaining provisions shall remain in full force and effect. Waiver: Failure of either party to enforce any provision is not a waiver of future enforcement of that provision or any other provision.

Acknowledgement

By signing below, Tenant acknowledges receipt of a copy of this Agreement and any required disclosures, and affirms that Tenant has inspected the Property and accepts it in its current condition except as otherwise noted in writing.
