Tenant understands that Landlord may deduct actual, reasonable cleaning costs from the security deposit for failure to return the premises in substantially the same clean condition as at move-in, normal wear and tear excepted. Reasonable costs include professional carpet cleaning, appliance cleaning, removal of personal property, and restoration of surfaces.

Cleaning Obligations and Standards

Tenant shall deliver the premises broom-swept and sanitary, free of food, refuse, and personal belongings, and shall complete the items below prior to return of keys. Where professional cleaning is required by the lease or necessary to meet move-in standards, Tenant shall obtain receipts for services and provide copies to Landlord. If Tenant fails to cure within the prescribed time, Landlord may arrange cleaning and charge the Tenant for all reasonable costs.

Landlord will perform a move-out inspection within a reasonable time after keys are returned. If cleaning or repairs are required beyond ordinary wear and tear, Tenant will be charged actual costs. Tenant authorizes Landlord to deduct such costs from the security deposit and to provide an itemized statement documenting deductions within the time required by law.

If Tenant disputes deductions, Tenant must notify Landlord in writing within the period prescribed by law. This form does not replace statutory notice requirements for deposit disposition; it documents the parties' expectations regarding cleaning and charges.

If Tenant fails to perform required cleaning or return the premises as set forth herein, Landlord may (a) perform or contract for cleaning and charge Tenant for all reasonable costs; (b) deduct such costs from the security deposit; and (c) pursue any additional legal remedies available under the lease or law. Tenant shall be responsible for reasonable administrative fees and interest to the extent permitted by law.

Severability: If any provision of this Clean Form is held invalid, the remaining provisions shall remain in full force and effect. This Clean Form constitutes an addendum to the lease and, together with the lease, constitutes the entire agreement between the parties with respect to move-out cleaning obligations.

Governing Law: The interpretation and enforcement of this Clean Form shall be governed by the laws of the state identified below.
