Compliance with all provisions of the Lease, including but not limited to occupancy limits, nuisance and noise restrictions, and prohibition on unlawful activity.

Tenant agrees to indemnify and hold Landlord harmless from any claims, liabilities, damages, fines, penalties or costs (including attorneys' fees) arising from the action for which consent is granted.

Tenant shall maintain liability insurance covering the activity or occupant as required by Landlord and shall provide proof of such insurance upon request.

Tenant shall secure all necessary permits and approvals for any alterations and shall provide copies to Landlord prior to commencement of work.

Any material violation of the Lease or these Conditions by Tenant, subtenant, or additional occupant shall be a default under the Lease. Landlord may immediately revoke this Consent and pursue all remedies permitted under the Lease and applicable law, including termination of the tenancy, monetary damages and costs of removal or restoration.

The granting of this Consent does not waive nor limit Landlord's right to enforce any other Lease provision. Acceptance of any fee or deposit in connection with this Consent shall not be deemed a waiver of any default or claim.

Governing Law; Entire Agreement

This Consent shall be governed by the laws of the state in which the Property is located. This document, together with the Lease, contains the entire agreement between the parties with respect to the matters herein and supersedes any prior oral or written representations concerning this Consent.

Acknowledgment

Tenant acknowledges that Tenant remains fully responsible for performance under the Lease. Any subtenant or additional occupant shall be bound by the Lease to the extent permitted by law and this Consent.
