1. Scope of Consent. Landlord grants consent solely for the activity checked above and only to the extent described in this Consent. Any activity beyond the described scope is a material breach of the Lease and of this Consent.

2. No Waiver. This Consent does not constitute a waiver of any other provision of the Lease. Except as expressly modified herein, all terms, covenants and conditions of the Lease remain in full force and effect.

3. Fees and Deposits. Tenant shall pay the one-time administrative fee of $ and any increase to security deposit required by Landlord prior to commencement of the consented activity.

4. Compliance with Law; Licenses. Tenant, Subtenant, and any Additional Occupant shall comply with all applicable laws, regulations, condominium or homeowners association rules, and shall obtain all permits and licenses required for the activity. Landlord's consent shall not substitute for any required permit or approval.

5. Insurance and Indemnity. Tenant shall maintain insurance coverage adequate to cover liability arising from the consented activity. Tenant shall indemnify, defend and hold Landlord harmless from and against any and all claims, liabilities, losses, damages, costs and expenses (including reasonable attorneys' fees) arising out of the consented activity, except to the extent caused by Landlord's gross negligence or willful misconduct.

6. Restoration; Alterations. Any alterations made in connection with the consented activity shall be performed in a good and workmanlike manner, in compliance with applicable laws, and shall be removed or restored to Landlord's reasonable satisfaction at Tenant's expense upon expiration of this Consent or earlier upon Landlord's request unless Landlord consents otherwise in writing.

7. Right of Inspection and Access. Landlord and its agents have the right to enter the Premises in accordance with the Lease and applicable law to inspect the work, condition, or compliance related to the consented activity.

8. Revocation. Landlord may revoke this Consent upon Tenant's uncured material breach of the Lease or of any condition set forth in this Consent, subject to any cure period required by the Lease or applicable law.

9. No Third-Party Rights. No party other than Landlord and Tenant shall have any rights under this Consent. Any subtenant or assignee takes subject to the Lease and this Consent.

10. Attornment. In the event of a transfer of Landlord's interest in the Premises, this Consent shall be binding upon any successor landlord.
