Default, Remedies & Termination

A material breach of the Lease or this Extension by Tenant shall constitute default and entitle Landlord to pursue all remedies available at law or in equity, including termination of tenancy, recovery of unpaid rent, and costs of collection, including reasonable attorneys' fees where permitted by law.

If Tenant holds over after expiration of the Extension Term without Landlord's written consent, Tenant shall be subject to holdover rent equal to 150% of the Monthly Rent and all remedies reserved to Landlord.

Miscellaneous Provisions

Entire Agreement: This Extension, together with the Lease, constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior negotiations and agreements with respect thereto. Except as expressly modified herein, all provisions of the Lease remain unchanged and in full force and effect.

Governing Law: This Extension shall be governed by and construed in accordance with the laws of the state where the Property is located.
