RESIDENTIAL LEASE AGREEMENT

This Residential Lease Agreement ("Agreement") is made and entered into on between Landlord and Tenant identified below. Landlord leases to Tenant, and Tenant leases from Landlord, the Premises described in Section 1 under the terms and conditions set forth herein.

Tenant shall not assign this Agreement or sublet any portion of the Premises without the prior written consent of Landlord, which consent shall not be unreasonably withheld. Any attempted assignment or subletting without consent is void and grounds for termination.

Tenant's failure to pay rent or comply with any material term of this Agreement constitutes default. Acceptance of partial rent does not waive Landlord's rights or constitute a novation.
