DEFAULT, REMEDIES AND TERMINATION

Tenant's failure to pay rent or breach of any material lease provision constitutes default. Landlord shall provide written notice specifying the breach and the cure period of days where required by law. If Tenant fails to cure within the prescribed period, Landlord may pursue termination, possession, and recovery of damages, including reasonable attorneys' fees and costs.

Tenant may be entitled to remedies for Landlord's failure to perform obligations after written notice and a day cure period, including repair and deduct where permitted by applicable law.
