This Residential Lease Promise (the Promise) is made effective as of by and between:

The Landlord agrees to grant, and the Tenant agrees to accept, an exclusive lease for the Property under the following material terms:

Default; Remedies

If Landlord willfully refuses to execute the Lease after Tenant's compliance with all conditions herein, Tenant may recover reasonable costs and expenses incurred in reliance on this Promise.

Remedies are cumulative and not exclusive. Each party's obligations under this Promise survive termination to the extent necessary to effectuate remedies and accounting for monies due.

Notices

All notices required or permitted under this Promise shall be in writing and delivered to the addresses provided above by personal delivery, certified mail, or courier, and shall be effective upon receipt.
