RESIDENTIAL LEASE RENEWAL AGREEMENT

This Residential Lease Renewal Agreement (the Agreement) is made by and between the parties identified below for the renewal of the existing lease for the Property described herein. The existing lease dated (Original Lease) will be renewed on the terms set forth in this Agreement. Capitalized terms not defined herein have the meanings given to them in the Original Lease unless the context requires otherwise.

MAINTENANCE; UTILITIES; INSURANCE

Tenant shall continue to maintain the Premises in a clean and habitable condition and shall be responsible for routine day-to-day maintenance and minor repairs not exceeding per item, unless otherwise agreed in writing. Landlord remains responsible for structural repairs and major systems unless damage is caused by Tenant's negligence.

Tenant is required to maintain renter's liability insurance with minimum limits of and to provide proof of insurance to Landlord within days of the commencement of the Renewal Term.

PETS, SUBLETTING AND ALTERATIONS

Pet policy: Allowed    Not Allowed. If pets are permitted, Tenant shall comply with any pet addendum and pay any required pet deposit or fees.

Subletting or assignment is permitted only with Landlord's prior written consent, which consent shall not be unreasonably withheld. Tenant shall not make structural or material alterations without Landlord's written approval.

INSPECTIONS, CONDITION OF PREMISES, DISCLOSURES

Tenant acknowledges that Tenant has inspected the Premises and accepts it in its current condition except as noted in writing to Landlord. Landlord may enter the Premises for inspection, repairs or showings in accordance with applicable law and the Original Lease.

DEFAULT; REMEDIES

A breach of this Agreement or the Original Lease by Tenant shall constitute default. In the event of default, Landlord shall have the remedies provided in the Original Lease and by law, including but not limited to termination of the tenancy, recovery of possession, damages, unpaid rent, and reasonable attorneys' fees and costs incurred in enforcement, subject to any notice and cure periods required by law.

If Tenant fails to pay rent when due, Landlord may accelerate payments, assess late fees as specified above, and exercise any other rights available under the Original Lease and applicable law.

GOVERNING LAW; ENTIRE AGREEMENT; MODIFICATION

This Agreement shall be governed by the laws of the state in which the Premises is located. This Agreement, together with the Original Lease and any executed addenda, contains the entire agreement between the parties with respect to the subject matter herein and supersedes all prior negotiations and representations. Any modification to this Agreement must be in writing and signed by both parties.

MISCELLANEOUS PROVISIONS

Notices under this Agreement shall be in writing and delivered in accordance with the notice provisions of the Original Lease. If any provision of this Agreement is held invalid, the remaining provisions shall remain enforceable.
