13. Governing Law; Entire Agreement

This Agreement shall be governed by the laws of the state in which the Property is located. This Agreement, together with the Lease, constitutes the entire agreement between the parties with respect to the Renewal Term and supersedes all prior oral or written agreements relating to the subject matter herein, except as expressly provided in this Agreement.
