This Residential Lease Riders document supplements and modifies the Residential Lease Agreement dated between Landlord and Tenant covering the premises identified below. Except as expressly modified by these Riders, all terms of the Lease remain in full force and effect.

Landlord shall commence non-emergency repairs within calendar days after notice. Emergency repairs shall be undertaken promptly; Tenant may arrange emergency repairs up to a reasonable cost cap of and seek reimbursement only where Landlord fails to remedy within a reasonable time.

A breach of any material provision of the Lease or these Riders constitutes a default. Upon Tenant default, Landlord may pursue all remedies available at law or in equity including, without limitation, termination of tenancy, acceleration of rent, recovery of possession, and recovery of costs and attorneys' fees incurred in enforcing the Lease.

HOA / Community Rules

Tenant shall comply with applicable homeowners' association, condominium, or community rules and regulations. Tenant acknowledges that Landlord may furnish copies of such rules and Tenant agrees to abide by them. Violations by Tenant or Tenant's guests are a default under the Lease.

Early Termination and Holdover

Tenant may request early termination subject to Landlord's written consent and payment of an early termination fee in the amount of plus any unpaid rent and damages. Holdover beyond the Lease term will result in liability for holdover rent equal to unless otherwise agreed in writing.

Governing Law; Entire Agreement; Severability

These Riders shall be governed by the laws of the state governing the Lease. These Riders, together with the Lease, constitute the entire agreement between the parties with respect to the matters addressed herein. If any provision is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.
