Tenant default includes nonpayment of rent, material breach of lease terms, waste, and unlawful use. Upon default Landlord may provide written notice as required by applicable law and may pursue remedies including termination, recovery of possession, unpaid rent, costs of re-letting, and reasonable attorney's fees.

Landlord's failure to enforce a right or remedy is not a waiver of that right. Tenant agrees to indemnify Landlord for damage caused by Tenant's negligence or willful misconduct beyond normal wear and tear.
