Landlord shall maintain structural components, major systems and common areas in compliance with applicable law. Tenant shall maintain the interior premises in a clean, sanitary condition and promptly notify Landlord of needed repairs. Tenant shall not make structural alterations, paint, install fixtures, or make material improvements without Landlord's prior written consent, which shall not be unreasonably withheld.

Tenant's failure to pay rent when due, breach of material covenants, unlawful use of the Premises, or abandonment shall constitute default. Upon default, Landlord may pursue all remedies available under the Lease and law, including termination, damages, and recovery of costs and reasonable attorney's fees incurred in enforcing Landlord's rights.

If Tenant cures a monetary default within the applicable cure period set by law and this Lease, Tenant shall not be subject to termination for that default. Non-monetary defaults shall be cured within a reasonable time where capable of cure.

Governing Law: This Lease shall be governed by and construed in accordance with the laws of the state in which the Premises are located.
