USE, RULES, AND RESTRICTIONS

Grant of License: Owner grants Resident a revocable, non-exclusive license to use the assigned parking space identified above solely for the lawful parking of passenger vehicles owned or operated by Resident, subject to the terms of this Agreement.

Number of Permitted Vehicles: . Vehicles must be currently registered and insured. Commercial, recreational, inoperable, or hazardous vehicles or materials are prohibited.

Signs, markings, and assigned numbers must not be altered. Resident shall not make structural changes to the parking area. Transfers of the assigned space require Owner's prior written consent.

MAINTENANCE, ACCESS, AND REPAIRS

Resident shall keep the assigned space clean and free of oil, debris, and personal property. Owner may enter the parking area at reasonable times to inspect, clean, maintain, or repair. Owner is not responsible for damage to Resident's vehicle(s) except for damage caused by Owner's gross negligence.

INSURANCE, INDEMNITY, AND LIABILITY

Insurance: Resident is responsible for maintaining vehicle insurance and is encouraged to maintain renter's liability insurance. Owner's insurance does not cover Resident's vehicles or personal property.

Indemnity: Resident shall indemnify, defend, and hold Owner harmless from any claims, liabilities, losses, damages, or expenses arising from Resident's use of the parking space, except to the extent caused by Owner's gross negligence or willful misconduct.

ENFORCEMENT, DEFAULT, AND REMEDIES

Default: Failure to pay fees, repeated violations of rules, or abandonment of the vehicle(s) constitutes a default. Upon default, Owner may terminate this Agreement on written notice and pursue remedies including towing at Resident's expense and collection of unpaid fees and damages.

Towing & Impound: Vehicles parked in violation of this Agreement may be removed at Resident's expense in accordance with applicable law. Resident is responsible for all towing, storage, and associated charges.

TERMINATION AND SURRENDER

Either party may terminate this Agreement by providing written notice to the other party at least days prior to the intended termination date. Upon termination Resident shall remove vehicles and personal property and surrender the space in good condition, reasonable wear and tear excepted.

NOTICES

Notices under this Agreement shall be in writing and delivered to the addresses provided in this Agreement, or to such other address as a party designates in writing.

MISCELLANEOUS

Assignment: Resident shall not assign or sublet the parking space without Owner's prior written consent. Owner may assign its rights under this Agreement and the assignee shall assume Owner's obligations.

Entire Agreement; Governing Law: This Agreement contains the entire understanding between the parties and supersedes prior agreements regarding the parking space. This Agreement shall be governed by the laws of the state in which the property is located.
