Tenant shall not leave pets unattended for extended periods; pets shall be kept on a leash or under control when on common or exterior areas; Tenant shall promptly remove and properly dispose of pet waste. Tenant shall not allow any pet to cause noise, damage, or nuisance to neighbors or property.

Breed or species restrictions: Tenant represents that no pet is of a breed or species prohibited by the Lease or by municipal or association rules. If a pet is determined to be prohibited, Tenant shall remove the pet within days of notice from Landlord.

Liability; Indemnification

Tenant agrees to be solely responsible for all acts of the pet(s), including but not limited to bodily injury, bites, property damage, and claims by third parties. Tenant shall defend, indemnify and hold Landlord harmless from and against all claims, demands, suits, liabilities, damages, costs and expenses (including reasonable attorneys' fees) arising from or connected with Tenant's pet(s).

Default and Remedies

Tenant's breach of any term of this Addendum shall constitute a default under the Lease. Remedies available to Landlord include but are not limited to: charging costs for repairs and cleaning; assessing additional fees; requiring removal of the pet(s); and pursuing eviction or other relief as permitted by law.

Insurance

Tenant is strongly encouraged to maintain liability insurance that covers injury or damage caused by tenant's pet(s). Landlord may require proof of insurance if reasonably requested.

This Addendum modifies the Lease only to the extent specifically set forth herein. All other terms and conditions of the Lease remain in full force and effect.
