Financial Terms

All sums owed under this agreement for pet deposit, pet rent, or damage shall be payable under the same terms as rent and may be recovered by Landlord as rent or as liquidated damages as permitted by law.

Pet Rules, Restrictions and Requirements

Tenant is granted a revocable license to keep the pet(s) described above at the Property, subject to the following conditions and restrictions:

  1. Tenant shall provide proof of current vaccinations and licensing prior to occupancy or within five (5) days of signing:
  2. Tenant shall prevent nuisance conduct including but not limited to excessive noise, aggression, foul odors, unsanitary conditions, or repeated complaints from neighbors.
  3. Tenant shall immediately remove pet waste from premises and dispose of it in a lawful manner; failure to do so constitutes a breach.
  4. Tenant shall keep dog(s) on leash in common areas and under control at all times.
  5. Tenant shall be responsible for all flea or pest eradication due to the pet and for any required additional cleaning at move-out.

Tenant authorizes Landlord or Landlord's agent to arrange emergency veterinary care if Tenant cannot be promptly reached. Tenant agrees to reimburse all reasonable emergency and transport costs within seven (7) days:

Liability, Indemnity and Insurance

Tenant agrees to indemnify, defend and hold Landlord harmless from any claims, demands, damages, costs or expenses (including reasonable attorneys' fees) arising from Tenant's pet. Tenant shall maintain renter liability insurance covering pet-related claims in an amount not less than: USD and provide proof upon request.

Default, Remedies and Termination

If Tenant fails to comply with any provision of this Agreement, including failure to cure nuisance behavior, provide proof of vaccination, or pay required deposit or pet rent, Landlord may revoke permission for the pet and require removal of the pet within 48 hours of written notice. Tenant remains liable for damages, costs of removal, and any unpaid sums. Remedies are cumulative and in addition to any rights under the Lease and applicable law.

Inspection and Access

Landlord may request reasonable access to inspect the pet and verify compliance with this Agreement with prior notice as required by the Lease or law. Tenant shall not unreasonably deny such access.

Miscellaneous Provisions

This Agreement modifies and is incorporated into the existing Lease between the parties. In the event of conflict, the terms of this Pet Agreement control with respect to pet matters. This Agreement constitutes the entire understanding between the parties with respect to pets and may be amended only by a written instrument signed by both parties. Governing law shall be the laws of the state in which the Property is located.
