MAINTENANCE, REPAIRS AND ALTERATIONS

Tenant shall promptly notify Landlord of needed repairs. Landlord is responsible for major structural, plumbing, heating and electrical repairs unless caused by Tenant's misuse, in which case Tenant shall be responsible for the reasonable cost of repair.

Tenant may make minor decorative alterations (painting, hanging pictures) only with Landlord's prior written consent. Tenant shall not make structural alterations, install fixtures, or alter electrical/plumbing systems without prior written consent and a signed work agreement.

ENTRY AND INSPECTION

Landlord may enter the Premises for inspections, repairs, or to show the Premises to prospective occupants or purchasers upon reasonable notice. Reasonable notice shall be no less than days except in emergency situations or where otherwise permitted by law.

DEFAULT, REMEDIES AND TERMINATION

If Tenant fails to perform any obligation under the Lease or this Rider, Landlord may pursue all remedies available at law or in equity, including termination of tenancy, recovery of past due rent, costs of repair, and attorneys' fees where permitted by applicable law. Landlord's acceptance of partial payments shall not waive the right to pursue remedies for prior or subsequent defaults.

INSURANCE

Tenant is strongly encouraged to obtain renter's insurance covering personal property and liability. Landlord's insurance does not cover Tenant's personal property. If the Lease requires Tenant liability insurance, Tenant shall maintain policy limits of at least $ or as otherwise specified.

GENERAL PROVISIONS

Entire Agreement: This Rider, together with the Lease, constitutes the entire agreement between the parties with respect to the matters herein and supersedes prior understandings, whether written or oral, concerning those matters.
