10. Default and Remedies: A default under this Addendum constitutes a default under the Rental Agreement. In the event of Tenant's default, Landlord may exercise all remedies available at law or in equity, including termination of tenancy, recovery of possession, damages, and reasonable attorneys' fees and costs incurred in enforcing the Rental Agreement and this Addendum.

11. Indemnity: Tenant shall indemnify and hold Landlord harmless from all claims, damages, liabilities, and expenses arising from Tenant's breach of this Addendum, negligent acts, or willful misconduct.

12. Governing Law: This Addendum shall be governed by and construed in accordance with the laws of the state in which the Premises are located.
