Termination & Possession

Upon expiration or earlier termination of this Agreement, Tenant shall surrender possession of the Premises in the same condition as received, reasonable wear and tear excepted. Tenant's failure to surrender possession entitles Landlord to damages, including holdover rent at a rate of unless otherwise agreed in writing.
