Landlord may enter the Premises to inspect, make repairs, or show the property to prospective tenants or purchasers during reasonable hours with prior notice as required by law. In emergencies, Landlord may enter without prior notice. Tenant shall not unreasonably withhold consent to entry.

Subletting and Assignment

Tenant shall not assign this Lease or sublet any portion of the Premises without Landlord's prior written consent, which shall not be unreasonably withheld. Any permitted assignee or subtenant shall be bound by the terms of this Lease.

Insurance and Liability

Tenant is encouraged to maintain renter's insurance covering Tenant's personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant is liable for damage caused by Tenant's negligence or that of Tenant's guests.
