Should Tenant fail to pay rent, materially breach this Agreement, or abandon the Premises, Landlord may pursue all remedies available under law including termination, eviction, and recovery of damages. Tenant shall be responsible for all costs, including reasonable attorney fees and court costs, incurred by Landlord in enforcing this Agreement if permitted by law.

14. Holding Over and Early Termination

If Tenant remains in possession after termination without Landlord's written consent, Tenant shall be liable for holdover damages as provided by law. Early termination by Tenant may result in liability for rent until reletting, subject to mitigation obligations of Landlord and any agreed early-termination conditions specified below.

15. Notices

Notices required by this Agreement shall be in writing and delivered to the addresses below (or to such other address as either party may designate in writing).

16. Governing Law; Entire Agreement

This Agreement shall be governed by the laws of the state where the Premises are located. This Agreement, together with any written addenda signed by the parties, constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether written or oral.
