If Tenant fails to pay rent when due or breaches any material lease obligation, Landlord may exercise remedies provided by law, including termination, recovery of possession, damages, and collection of reasonable attorneys' fees and court costs. Tenant shall be given notice as required by statute prior to termination except where statute allows immediate action.

Early termination by Tenant may result in liability for rent through the earlier of re-letting or lease end date, less reasonable mitigation costs. Security deposit deductions and accounting shall be provided in writing following move-out.
