Landlord shall maintain structural components, major systems and common areas. Tenant shall keep premises clean and promptly notify Landlord of needed repairs. Tenant is responsible for repairs and replacements under the amount of per occurrence. Tenant shall not make alterations, additions or improvements without prior written consent of Landlord. All approved alterations shall become the property of Landlord unless otherwise agreed in writing.

Except in emergencies, Landlord will provide Tenant with advance notice of at least hours prior to entry for inspection, maintenance, repairs, or showings.

Insurance and Liability

Tenant shall maintain renter's insurance covering personal property and liability for the duration of the Lease with minimum liability limits of and shall name Landlord as an additional insured where applicable. Landlord's insurance does not cover Tenant's personal property.

Default, Remedies, and Termination

Failure by Tenant to pay rent when due or to cure any material breach within the time allowed by law constitutes a default. In the event of default, Landlord may terminate the tenancy, recover possession, and pursue all remedies available at law or in equity including recovery of unpaid rent, damages, and costs of collection, including reasonable attorney's fees. Acceptance of partial payment does not waive Landlord's rights to pursue remedies for prior or subsequent breaches.

Tenant's obligations survive termination for matters occurring during the tenancy, including but not limited to indemnity obligations and payment of damages.

Assignment and Subletting

Tenant shall not assign this Agreement or sublet all or any part of the premises without prior written consent of Landlord, which consent shall not be unreasonably withheld. Any attempted assignment or subletting without consent is void and constitutes a material breach.

Governing Law and Entire Agreement

This Agreement shall be governed by the laws of the state in which the Property is located. This document, together with any written addenda executed by the parties, constitutes the entire agreement between the parties and supersedes all prior negotiations, representations, or agreements, whether written or oral.

Other Provisions

Notices under this Agreement shall be in writing and delivered to the contact addresses set forth above or to such other address as a party may later designate in writing.
