Tenant shall promptly notify Landlord of any condition that may cause damage to the premises or risk personal injury. INSURANCE AND LIABILITY

Tenant is required to obtain and maintain renter's liability insurance with minimum limits specified below or as required by Landlord. Landlord's insurance does not cover Tenant's personal property.

DEFAULT, REMEDIES, AND TERMINATION

If Tenant fails to pay rent or materially breaches any term of this Agreement, Landlord may pursue all remedies available at law or in equity, including termination of tenancy, eviction, and recovery of damages, costs, and reasonable attorneys' fees. Tenant's obligation to pay rent and other charges shall survive any termination of tenancy.

GOVERNING LAW; ENTIRE AGREEMENT

This Agreement shall be governed by and construed in accordance with the laws of the state in which the Premises are located. This Agreement, including all attachments and signed addenda, constitutes the entire agreement between the parties and may be amended only by a written instrument signed by both parties.

MOVE-IN CONDITION AND INVENTORY

Tenant acknowledges receipt of the Move-In Condition and Inventory and agrees that, upon move-out, Tenant will return the Premises in substantially the same condition, subject to normal wear and tear and permitted alterations agreed to in writing.
