What the Residential Revised Listing Agreement Is

A Residential Revised Listing Agreement is a written amendment that modifies an existing residential listing contract between a property owner and a broker. It records changes such as a revised asking price, updated listing period, altered commission or compensation terms, expanded marketing provisions, or corrected property details. This document supplements the original listing and becomes part of the parties' enforceable agreement when executed by all required signers. State contract law governs interpretation; the revision should clearly reference the original listing, identify edited sections, and include an effective date and signature blocks for all parties.

Why a Clear Revised Listing Agreement Matters

A precise amendment reduces disputes by documenting agreed changes to price, term, and commission. It protects brokers and sellers by creating a written record that clarifies intent, timing, and obligations, and it ensures continuity with MLS and regulatory requirements.

Why a Clear Revised Listing Agreement Matters

Who Typically Prepares and Signs This Amendment

Brokers or listing agents usually prepare the revision for signature; sellers approve and sign to accept changes.

  • Listing brokers and their authorized agents who manage property marketing and contract terms.
  • Property owners or named sellers with legal capacity to amend the original agreement.
  • Transaction attorneys or broker compliance teams where local law or firm policy requires review.

All listed parties must sign the revised agreement to make the amendment effective and enforceable under state contract rules.

Core Elements to Include in the Revised Listing Agreement

A professional amendment is concise, cross-references the original listing, and clearly states each change so MLS, lender, and legal reviewers can reconcile differences.

Reference Clause

Identify the original listing agreement by date and parties, and state that the revision modifies specific sections of that agreement.

Price/Terms

Specify the new asking price, any price adjustments formula, whether price includes fixtures, and whether seller reserves right to accept partial offers.

Term Extension

State the revised listing start and expiration dates, and explain how earlier showings or offers are treated during the extended term.

Compensation

Define any new commission percentages, cooperative compensation, or seller-paid marketing fees and conditions for payment.

MLS/Marketing

Describe updated MLS instructions, marketing channels, advertising authorizations, and any seller limitations or opt-outs.

Signatures

Provide signature blocks for seller(s) and broker(s), include printed names, dates, and space for agent license numbers where required.

Required Information to Complete the Amendment

Seller Name: Full legal name
Broker/Agent: License and company
Property Address: Street, city, ZIP
Effective Date: MM/DD/YYYY
Price Change: New amount
Signature Date: MM/DD/YYYY

Step-by-Step: Executing a Residential Revised Listing Agreement

Follow a standard sequence to ensure the amendment is valid, properly recorded with MLS, and accepted by all parties.

  • 01
Prepare Amendment: Draft clear changes referencing the original listing.
  • 02
Review Terms: Confirm price, term, and compensation details with seller.
  • 03
Obtain Signatures: Have all sellers and broker sign and date the amendment.
  • 04
Update MLS: File the revised listing per MLS rules and confirm publication.

Configuring an Online Revision Workflow

Set up a digital workflow that routes the amendment to required signers, enforces authentication, and records an audit trail.

Field Configuration
Signer Order Set broker then seller order for execution
Authentication Use email link or SMS code for signer identity
Required Fields Make price, effective date, and signatures mandatory
Audit Trail Capture IP, timestamp, and action history

Where to Send and File the Executed Amendment

Deliver the signed amendment to parties and update public and industry records so the change is recognized by stakeholders.

  • Seller Copy: Provide an executed PDF to the seller
  • Broker File: Store original in broker files and CRM
  • MLS Update: Submit revised listing per MLS instructions
  • Lender Notice: Notify any lender involved in pending offers

Digital Signing and Submission Considerations

Choose a signing platform that supports required audit trails, identity checks, and file export in common formats.

  • File Formats: PDF and DOCX supported
  • Integrations: Works with MLS systems and CRMs
  • Authentication: Email, SMS, or stronger methods

Confirm the platform can export completed files, preserve an audit trail, and meet any jurisdictional authentication or retention requirements.

Common Timeframes and Deadlines to Track

Several timing elements affect enforceability and transaction flow; track them in the amendment and in transaction management tools.

Amendment Effective Date:

Date when the revised terms take effect

Listing Expiration:

New termination date for seller authorization

Offer Review Period:

Timeframe seller permits offers under new price

Inspection Contingency:

Adjust inspection deadline if the amendment affects terms

Closing Schedule:

Confirm any effect on the anticipated closing date

Common Mistakes to Avoid When Preparing the Amendment

  • Failing to reference the original listing properly, which can create ambiguity about which terms are changed or superseded.
  • Not obtaining signatures from all named sellers, leaving the amendment unenforceable or subject to dispute at closing.
  • Omitting MLS update steps, causing the public listing to reflect inconsistent or outdated information about price or status.
  • Neglecting lender notification when a pending transaction exists, potentially disrupting financing or closing timelines.

Risks and Consequences of an Incorrect or Incomplete Amendment

Breach Claims: May lead to commission disputes
MLS Sanctions: Incorrect disclosures can trigger fines
Financing Delays: Unnotified lenders can delay closings
Title Issues: Mismatched names affect title transfer
Regulatory Violations: Failing to follow state rules risks penalties
Liability Exposure: Agent or broker professional liability
