ENTRY BY LANDLORD

Subletting or assignment of Tenant's interest is prohibited without prior written consent of Landlord. Acknowledged

TERMINATION

To terminate this Agreement at the end of the term, the terminating party must give written notice at least days prior to the desired move-out date. Early termination by Tenant may result in liability for rent until re-rented or until the end of the term, subject to mitigation requirements under applicable law.

DEFAULT & REMEDIES

If Tenant materially breaches this Agreement, Landlord may pursue remedies available under this Agreement and applicable law, including termination of tenancy, recovery of unpaid rent, costs of repair, and collection costs. Tenant shall be responsible for reasonable attorney's fees and costs if Landlord enforces this Agreement in court, to the extent permitted by law.
