Use of Premises & Common Areas

The Roomer is granted exclusive use of the private room and shared, non-exclusive use of common areas (kitchen, living room, bathroom, hallways) subject to reasonable rules. The Roomer shall not obstruct, alter or restrict access to common areas nor interfere with other occupants' peaceful enjoyment.

Maintenance, Repairs & Alterations

Except in emergency situations or where otherwise permitted by law, Landlord will give advance notice prior to entry. Minimum notice for non-emergency entry:

Insurance & Indemnity

Roomer is strongly advised to obtain renters' insurance for personal property and liability. Landlord is not responsible for loss, theft, or damage to Roomer's personal property except as required by law. Roomer shall indemnify Landlord for liability arising from Roomer's negligence or breach of this agreement.

Default & Remedies

If Roomer fails to pay rent when due or otherwise breaches a material term of this agreement, Landlord may pursue all remedies permitted by law including termination of tenancy, recovery of unpaid rent, damages, re-entry and reasonable costs of collection and attorney fees if provided by statute or contract.

Termination

Upon expiration or lawful termination, Roomer shall vacate the premises, remove personal property, return keys, and leave the room in a clean, undamaged condition normal wear and tear excepted. Security deposit will be handled in accordance with applicable law and this agreement.
