Occupant Responsibilities and Liability

New Roommate agrees to comply with all terms and conditions of the Lease and acknowledges that all provisions of the Lease are incorporated herein by reference. New Roommate shall be jointly and severally liable with existing Tenant(s) for all obligations under the Lease arising on or after the Effective Date, including rent, damages, repair costs, and fees.

New Roommate shall not assign or sublet any portion of the Premises and shall not permit additional occupants without prior written consent of Landlord. New Roommate shall maintain the Premises in a clean and sanitary condition and shall comply with all community rules.

Alterations, Keys and Access

New Roommate shall not make structural alterations, install fixtures, or change locks without Landlord's prior written consent. Landlord may provide additional keys or access devices; applicable fees for replacement or additional keys shall be charged to the party requesting them.

Default, Remedies and Effect on Lease

Any breach by New Roommate of this Addendum or the Lease constitutes a breach by Tenant(s) for which Landlord may exercise any right or remedy under the Lease or at law, including termination of tenancy and recovery of damages. Acceptance of rent by Landlord after a breach shall not constitute a waiver of any right to enforce the Lease or this Addendum.

Indemnity and Insurance

New Roommate agrees to indemnify and hold Landlord harmless from liabilities, claims, and expenses arising from the New Roommate's occupancy or acts. New Roommate is encouraged to obtain personal renters' insurance covering personal property and liability.

Miscellaneous

Governing Law: This Addendum shall be governed by the laws of the state in which the Premises are located. This Addendum, together with the Lease, constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes any prior oral or written agreements. No waiver or modification shall be effective unless in writing and signed by Landlord.

Acknowledgment

By signing below, the parties acknowledge that the New Roommate is added to the tenancy as set forth herein and that all parties have the authority to execute this Addendum. Existing Tenant(s) remain bound by the Lease and, together with New Roommate, are jointly and severally liable for obligations under the Lease from the Effective Date.
