Each roommate shall occupy the room assigned at move-in unless the parties agree in writing to a reassignment. No roommate shall permit additional occupants to reside more than  consecutive days without prior written consent of the Landlord.

Tenant(s) shall keep the Premises clean and sanitary and promptly notify Landlord of any condition requiring repair. Landlord shall maintain structural components, plumbing, heating and electrical systems except where damage is caused by Tenant negligence or misuse.

No structural alterations, painting, or installation of fixtures are permitted without prior written consent of the Landlord. Cosmetic changes shall be restored at Tenant expense unless otherwise agreed in writing.

Default and Remedies

If Tenant fails to pay rent or otherwise breaches this Lease, Landlord may pursue any remedy available at law or in equity, including termination and recovery of possession, collection of unpaid rent, and recovery of costs, reasonable attorneys' fees, and court costs to the extent permitted by law. Roommates are jointly and severally liable for rent and performance of lease obligations unless otherwise expressly set forth in writing.

Insurance

Tenant(s) are strongly advised to maintain renter's insurance covering personal property and liability. Landlord's insurance does not cover Tenant personal property. If Landlord requires evidence of renter's insurance, Tenant shall provide a certificate of insurance naming Landlord as an additional interested party within  days of move-in.

Subletting and Assignment

No Tenant shall sublet or assign all or any part of the Premises without prior written consent of Landlord, which consent shall not be unreasonably withheld. Any permitted subtenant must execute a written agreement establishing liability for rent and performance under this Lease.

Entry by Landlord

Landlord may enter the Premises in accordance with applicable law for inspection, repairs, or to show the Premises to prospective tenants or purchasers. Except in emergencies, Landlord shall provide advance notice as required by law.

Holdover and Surrender

If Tenant remains in possession after the Lease term without Landlord's written consent, Tenant shall be liable for holdover damages, continued rent at a daily rate equal to 1/30th of monthly rent or as otherwise permitted by law, and any additional damages incurred by Landlord.

Governing Law and Entire Agreement

This Lease is governed by the laws of the state in which the Premises are located. This document constitutes the entire agreement between the parties concerning the Premises and supersedes all prior negotiations and agreements. Any amendments must be in writing and signed by both parties.

Miscellaneous Provisions

Severability: If any provision of this Lease is held invalid, the remainder shall continue in full force. Waiver: Failure to enforce any provision is not a waiver of future enforcement. Notices: Notices shall be delivered in writing to the contact addresses set forth above or as updated in writing by a party.
