MAINTENANCE, REPAIRS & ALTERATIONS

Tenant shall keep the premises clean and promptly notify Landlord of conditions needing repair. Tenant is responsible for repair of damage caused by Tenant or Tenant's guests. Landlord is responsible for major structural repairs unless damage results from Tenant misuse. Tenant must obtain Landlord's prior written consent for alterations, installations, or painting. Unauthorized alterations may be removed at Tenant's expense.

INSURANCE & INDEMNITY

Tenant is strongly advised to maintain renter's insurance covering personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant shall indemnify and hold Landlord harmless from claims arising from Tenant's use or occupancy except to the extent caused by Landlord's negligence or willful misconduct.

DEFAULT, REMEDIES & TERMINATION

If Tenant fails to pay rent when due or breaches any material term, Landlord may serve notice and pursue remedies permitted under applicable law, including termination, eviction, and recovery of damages and costs. If Landlord materially breaches obligations, Tenant may pursue remedies including repair-and-deduct or other lawful remedies. Early termination by Tenant may be permitted only if written agreement executed by Landlord or as otherwise provided in this Lease; Tenant may be liable for rent through re-rental and any reasonable re-letting costs.

HOLDOVER

If Tenant remains in possession after the lease term without Landlord's consent, Tenant shall be a holdover tenant and may be liable for double rent or other damages as provided by law and this Lease. Acceptance of rent after expiration shall not waive any right to terminate or to seek damages.
