Upon transfer, Landlord will be discharged from further liability for the deposit to the extent of the transfer.

Default, Remedies, and Indemnity

Landlord may apply deposit to cure Tenant default under the Lease. Application of deposit does not limit Landlord's right to seek additional damages or remedies for Tenant default. Tenant indemnifies Landlord for claims arising from Tenant's breach that result in lawful deductions from the deposit.
