The Security Deposit shall be held to secure Tenant's obligations and may be applied to unpaid rent, damages beyond normal wear and tear, excessive cleaning, replacement of missing items, and legal fees reasonably incurred to enforce this Agreement. Itemized deductions will be provided within the time required by applicable law.

Cancellation, Termination and Refunds

Early termination by Tenant does not relieve Tenant of liability for rent due unless otherwise agreed in writing. Landlord may terminate this Agreement for breach or unlawful use and pursue remedies permitted by law.

Insurance, Liability and Indemnity

Tenant is strongly advised to obtain personal property and liability insurance covering Tenant's possessions and liability arising from Tenant's use of the Property. Tenant shall indemnify and hold Landlord harmless from claims, damages, and expenses arising from Tenant's negligence or willful misconduct.

Representations, Default and Remedies

Each party represents that they have the legal capacity to enter this Agreement. In the event of default, the non-defaulting party may pursue all remedies available at law or equity, including retention of deposits, damages, and injunctive relief. Remedies are cumulative.
