Access, Entry and Privacy

Landlord or Landlord's agents may enter the premises for inspection, repairs, or as required by emergency with reasonable notice to Tenant except in emergency circumstances. Notice for non-emergent entries shall be provided at least: days.

Insurance and Liability

Tenant is encouraged to maintain renter's insurance for personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant shall be responsible for loss or damage caused by Tenant's negligence or that of Tenant's guests.

Default, Remedies and Early Termination

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord may exercise all remedies available at law or equity, including termination of tenancy, recovery of unpaid rent, and costs of repair for damage beyond normal wear and tear. Early termination by Tenant without Landlord's written consent may result in liability for rent through the earlier of the termination date specified above or the actual date a new tenant commences occupancy, plus reasonable re-letting and advertising charges.
