Default, Remedies and Termination

Default by Sublessee in payment or breach of any material covenant shall permit Sublessor to terminate this Sublease after providing written notice and a cure period of days, unless a shorter period is required by law. Remedies include rent acceleration, recovery of possession, and recovery of damages.
