Default, Remedies and Termination

A failure by Tenant to pay rent or to perform any material obligation under this Agreement shall constitute a default. Upon default, Landlord may pursue any remedy available under the existing Lease or applicable law, including termination and recovery of costs, attorney's fees, and damages. Notices required by the Lease or law must be given in writing to the addresses set forth herein.
