8. Defaults, Remedies & Insurance

Failure of Tenant to pay rent when due, to perform material obligations under this Lease, or to comply with applicable rules and laws shall constitute default. Upon default Landlord may pursue remedies including payment demands, late fees, termination of tenancy, and recovery of damages and costs, including reasonable attorney fees where permitted by law.

Tenant is strongly encouraged to maintain renter's insurance covering personal property loss and liability. Landlord's insurance does not cover Tenant's personal property.

9. Governing Law; Entire Agreement

This Lease and the rights and obligations of the parties shall be governed by the laws of the state in which the premises are located. This packet, including any written addenda signed by both parties, constitutes the entire agreement between Landlord and Tenant and supersedes all prior agreements or understandings, whether written or oral.

Any modification to this Lease must be in writing and signed by both parties to be binding. If any provision of this Lease is held invalid, the remaining provisions shall remain in full force and effect.
