RESIDENTIAL TENANT RULES AGREEMENT

This Residential Tenant Rules Agreement ("Rules") is made between Landlord and Tenant and supplements the residential lease governing the premises identified below. By signing, Tenant acknowledges receipt of these Rules and agrees to comply with them for the duration of the Lease.

8. Keys & Locks: Tenant shall not install additional or different locks without Landlord's written approval. Tenant shall provide keys to Landlord upon request and upon move-out return all keys. Changing locks without consent may result in lock replacement charges.

9. Maintenance & Repairs: Tenant shall promptly notify Landlord in writing of maintenance needs or hazardous conditions. Tenant is responsible for damage caused by Tenant or guests. Landlord will perform repairs required under law within a reasonable time after written notice.

DEFAULT, REMEDIES & ENFORCEMENT

Tenant's failure to comply with these Rules is a breach of the Lease. Landlord may impose administrative charges, deduct costs from the security deposit, seek injunctive relief, or terminate the Lease in accordance with applicable law. Fines or charges assessed in accordance with this Rules Agreement shall not limit Landlord's remedies for repeated or material breaches.

Landlord shall provide written notice of violations and, where required by law, an opportunity to cure. Repeated violations may be treated as a material breach permitting termination of tenancy and pursuit of damages.

ACCESS & INSPECTION

Landlord or Landlord's agents may enter the Premises in accordance with the Lease and applicable law, including for inspections, repairs, and to show the Premises. Except in emergencies, Landlord will provide advance notice of intent to enter; requested notice period:

MISCELLANEOUS PROVISIONS

Entire Agreement: This Rules Agreement, together with the Lease, constitutes the entire agreement between the parties regarding tenant behavior and house rules and supersedes prior oral or written rules. Any amendment must be in writing and signed by Landlord and Tenant.

Severability: If any provision of this Rules Agreement is held invalid, the remaining provisions shall remain in full force and effect.
