ENTRY AND INSPECTION

Landlord or Landlord's agents may enter the Premises to inspect, make repairs, or show the property to prospective purchasers or tenants upon providing Tenant with advance notice of at least unless an emergency exists. Entry must be at reasonable hours unless otherwise required.

DEFAULT AND REMEDIES

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord may exercise any remedy permitted by law including termination of tenancy, recovery of unpaid rent, charges for repairs, and costs and attorneys' fees incurred in enforcement. Tenant's obligations survive termination to the extent necessary to compensate Landlord for damages caused by the breach.

ASSIGNMENT AND SUBLETTING

Assignment or subletting of the Premises is prohibited without the prior written consent of Landlord. Any purported assignment or subletting without consent is void and constitutes a material breach.

GOVERNING LAW; ENTIRE AGREEMENT

This Agreement shall be governed by and construed in accordance with the laws of the State of .
