This Residential Warrant Document ("Warrant") is made on by and between Issuer: , Issuer Address: (hereinafter "Issuer"), and Authorized Representative: , Agent Address: (hereinafter "Agent").

RECITALS

WHEREAS, Issuer is the lawful owner or authorized occupant of the residential real property located at (the "Property"); and

WHEREAS, Issuer desires to grant Agent limited authority to enter the Property for the purposes set forth below and Agent is willing to accept such authority subject to the terms and conditions of this Warrant; and

WHEREAS, the parties intend that this Warrant evidence the scope, limitations, and procedures governing entry, inspection, repair, or other activity at the Property.

NOW THEREFORE

NOW THEREFORE, in consideration of the mutual covenants contained herein and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the parties agree as follows:

1. GRANT OF WARRANT

Issuer grants to Agent a limited warrant to enter the Property for the specific activities indicated below and to take such actions as are reasonably necessary to accomplish those activities, subject to the restrictions and conditions set forth in this Warrant. Agent's authority is limited to the Property described above and does not extend to any other real property.

2. PURPOSE AND SCOPE

Inspection    Repairs    Pest Control    Utility Repairs    Emergency Entry

Agent shall conduct activities in a manner designed to minimize damage to the Property and personal property located thereon. Agent shall not remove, alter, or dispose of personal property except to the extent reasonably necessary to accomplish the authorized purpose and shall document the condition of any area of the Property where entry occurs.

3. TERM; ENTRY SCHEDULE

This Warrant is effective as of and shall expire on unless earlier revoked in writing by Issuer in accordance with Section 9. Entry by Agent shall be conducted during reasonable hours unless an emergency condition exists that, in Agent's reasonable judgment, requires immediate access.

4. NOTICE AND CONSENT

Except in the case of emergency entry as specified above, Agent shall provide Issuer with at least days' prior written notice specifying the proposed date, approximate time, and nature of the entry. Notice may be delivered in person, by mail, or by electronic mail to the contact information for Issuer set forth below.

5. REPORTS; RECORDS

Agent shall prepare a written report describing actions taken and shall deliver such report to Issuer within days after entry. Agent shall maintain records of entry, photographs of impacted areas (where applicable), and copies of any invoices or repair orders and shall make such records available to Issuer upon reasonable request.

6. REPRESENTATIONS AND WARRANTIES

Agent represents and warrants to Issuer that: (a) Agent is duly authorized to perform the activities described herein; (b) Agent will comply with all applicable laws, codes, and regulations in performing activities under this Warrant; (c) Agent maintains appropriate insurance coverage for the activities to be performed, including commercial general liability insurance and, where applicable, workers' compensation.

7. INDEMNIFICATION

Agent shall indemnify, defend and hold harmless Issuer and Issuer's agents, employees and contractors from and against any and all claims, liabilities, losses, damages, costs and expenses (including reasonable attorneys' fees) arising out of or resulting from Agent's negligent acts, omissions, or willful misconduct in connection with entry or performance under this Warrant, except to the extent caused by Issuer's gross negligence or willful misconduct.

8. LIMITATIONS ON AUTHORITY

Agent shall not (a) permit any person not expressly authorized by Issuer to enter the Property as part of the activities under this Warrant; (b) use force to gain entry except where permitted by law or where emergency conditions justify such force; or (c) take actions that permanently alter the structure of the Property without Issuer's prior written consent.

9. REVOCATION

Issuer may revoke this Warrant in whole or in part at any time by providing written notice to Agent. Revocation shall be effective upon delivery of such notice, except that revocation shall not affect Agent's obligations with respect to any entry occurring prior to receipt of the revocation.

Agent shall maintain and, upon request, provide evidence of liability insurance covering the activities authorized by this Warrant. Agent shall comply with applicable safety regulations and shall take reasonable precautions to protect occupants, visitors, and the Property from injury or damage during entry and performance.

12. MISCELLANEOUS

Governing Law: This Warrant shall be governed by and construed in accordance with the laws of the state in which the Property is located.

Entire Agreement: This Warrant constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior and contemporaneous understandings and agreements, whether written or oral.

Severability: If any provision of this Warrant is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

Amendments; Waiver; Counterparts: This Warrant may be amended only by a written instrument executed by both parties. No waiver shall be effective unless in writing. This Warrant may be executed in counterparts, each of which shall be an original and all of which together shall constitute one instrument.
